The Pulse methodology, provides the asset class of property with the same level of research and due diligence that the financial planning industry uses to analyse the share market. We believe that every property recommendation should be thoroughly researched and rated in order to manage a client’s exposure to risk whilst providing them with the benefits of growth and income.
Pulse’s research methodology incorporates a top down / bottom up approach. The ‘top down’ approach studies the 5 key drivers of the property market to identify markets that represent strong value for investors.
The 5 key drivers
- Supply and Demand
- Rental Market
The ‘bottom up’ approach analyses markets to identify opportunities for our investors.
The indicators of opportunity are:
- Yield Opportunity
- Desperate Vendor
- Bank Foreclosure
If a market can illustrate strong fundamentals providing investors with great value or opportunity, we then continue our due diligence, empirically testing projects through a 45 point rating system.
The rating system has built-in tilts and adjustments to take into account our analysts intuitive ‘gut feeling’ – as this is often the most accurate indicator of an outstanding property investment opportunity.
